A snagging inspection is only as thorough as the checklist behind it. Walking a building and trusting your eye to catch everything is how items get missed. A structured, room-by-room snagging checklist makes sure you check the same things in every space, in the same order, every time.

Use the framework below as the backbone of your inspection, and capture each defect with a photo and a precise location.

Check every room for the basics

Before the room-specific items, run these checks in every room:

  • Walls — paint finish, cracks, marks, even coverage, sealant lines.
  • Ceiling — finish, cracks, stains, alignment of any fittings.
  • Floor — finish, level, scratches, gaps, squeaks.
  • Doors — open/close smoothly, latch properly, no scratches, handles aligned.
  • Windows — open/close, lock, no scratches, sealed units clear, vents work.
  • Skirting and architrave — fixed, mitred neatly, painted, sealed.
  • Sockets and switches — straight, working, correct faceplates.
  • Lighting — all fittings work, switches correct.
  • Heating — radiator fitted, heats, valves not leaking.

Kitchen

  • Cabinet doors and drawers aligned and soft-closing.
  • Worktops level, joints flush and sealed.
  • Sink and taps working, no leaks under the unit.
  • Appliances installed, connected, and operating.
  • Extractor working and vented.
  • Tiling and splashback set out neatly, grout and sealant tidy.

Bathrooms and en-suites

  • Basin, bath, toilet, and shower sealed and secure.
  • Taps and showers run hot and cold, good pressure, drain quickly.
  • Toilet flushes and refills correctly, no leaks.
  • Tiling level and consistent, grout and silicone clean.
  • Extractor fan working and vented.
  • Towel rail/radiator heats.

Bedrooms and living spaces

  • Wardrobe and storage doors aligned and working.
  • Sufficient sockets, all working.
  • TV/data points present and finished.
  • Curtain/blind fixings if specified.

Hallway, stairs, and landing

  • Handrails and balustrades secure and at correct height.
  • Stair treads even, no squeaks, finishes intact.
  • Smoke detectors fitted and working.
  • Loft hatch fitted and operating.

External and communal

  • Brickwork/render finish, pointing, no mortar splashes.
  • Roof tiles complete, no slipped or damaged units.
  • Gutters and downpipes fitted, fall correctly, not blocked.
  • Doors and windows seal and lock from outside.
  • Paving even, drainage falls away from building.
  • Fencing, gates, and landscaping as specified.

How to use the checklist

Work one room at a time, top to bottom and left to right, so you never lose your place. Tick each item, and for anything that fails, record the location, a clear description, and a photo. Group the output by room so the trades can clear it in a logical sweep.
